Get standing water out and keep it out
Red clay doesn't drain well. After a heavy Piedmont storm, water often runs toward the foundation and pools in the low spots of the crawl space.
Exterior fixes first
- Clean gutters and extend downspouts several feet from the foundation
- Regrade soil to slope away from the house
- Fix sprinklers and window wells that drain toward the house
Interior drainage
- Perimeter or interior drain lines in gravel along low areas
- A sealed sump basin with a pump discharging well away from the house
- Battery backup for power outages during storms
After drainage
Once water is controlled, a vapor barrier or encapsulation keeps the space dry.
